By signing this lease the tenant or tenants agree to all condition of this lease and agree to all the conditions described in the agreement.
1. The term of this Lease shall commence at 4:00 p.m. on the above arrival date and shall expire at 12:00 p.m. on the above departure date. Tenant shall surrender the premises at the expiration of the lease term in a condition of cleanliness comparable to that which existed at the beginning of the term, ordinary wear and tear excepted. If the leased property is not left in a clean, orderly condition, Tenant shall be charged for additional maid service out of the damage deposit at the rate of $75.00 per hour. If premises are not vacated by 12:00 p.m., an additional amount of $100.00/ hour will be charged and paid for from the damage deposit referred to
2. Tenant shall be provided with utilities, firewood, snow plowing, trash removal and use of LOCAL ONLY telephone service. Snowplowing is done at all our homes by sub-contractors who plow many different homes in the Killington area, thus it is not possible for each home to be plowed "first thing" especially during a major snowstorm. Please be assured that all homes will be plowed as fast as possible when it does snow. Tenant shall make any toll calls at own expense by reverse-charge, credit card, or third number billing. PLEASE NOTE: in addition to the actual costs of any toll call made by Tenant, guests, invitees, or licensees not made as agreed herein, Tenant shall pay the additional sum of Five Dollars ($5.00) for each and every toll call made during the term of this Agreement which is not paid for in full prior to the termination of the lease term.
3. Tenant shall at no time exceed the maximum occupancy stated above. If said number is exceeded, then at the option of owner, this lease may be immediately terminated and damage deposit forfeited, or the rent increased proportionately. ($100/ extra guest per night)

4. Tenant shall inform owner of any damage found in the premises within one (1) hour of check-in, if before 5 p.m. After 5 p.m. call and leave a full list of damages: 617.413-6519.
5. Tenant shall at all times maintain the premises in good and tenantable condition, shall use the premises in a careful, proper, and prudent manner and shall comply with all federal, state and local laws, including NO PARKING ON THE TOWN ROADS. Tenant shall not sub-let the premises.
6. Owner or agent for the owner will hold the damage deposit until the inspection of the premises at the termination of the lease term. Any damages found on premises and grounds shall be paid for by Tenant and deducted from the damage deposit. The balance of the damage deposit not expended in paying for repairs to the premises shall be returned to Tenant as soon as possible. HOWEVER, Tenant shall be responsible for all damages caused to the premises, its appliances, chattels and grounds without limitations to amount. If this amount is more than the damage
deposit paid, Tenant hereby agrees to pay the additional sum required to repair any and all damages sustained to the premises which was caused by the negligent acts and/or omissions of Tenant, guests, invitees or licensees.
7. Owner and/or Agent shall not be liable to Tenant, guests, invitees, licensees, or any other person for any injury, loss, or damage to any person or property on or about the premises. Tenant shall hold Owner and/or Agent harmless and indemnified from and against all loss or damage occasioned by the use or misuse or abuse of any part of or fixture on the premises and from and against any and all loss, damage, or liability arising from any omission, neglect, or default of Tenant, guests,
invitees or licensees.
8. Owner or Agent shall have the right to enter the premises at all reasonable times in order to examine it, to show it to prospective purchasers or tenants, or to make such repairs, alterations, improvements or additions as may be deemed necessary or desirable, provided it does not unreasonably interfere with Tenant's occupancy.
9. All pets on the premises must be documented by tenant before the term of the lease. Violation of this condition shall result in forfeiture of damage deposit and/or eviction. NO CATS ALLOWED. DOGS MUST BE LEASHED WHEN OUTSIDE AT ALL TIMES.
10. Dollar charge for any lost key will be deducted from the damage deposit. .
11. In the event that the premise becomes uninhabitable for any reason, owner or agent for the owner reserves the right to substitute another comparable property for the one described herein. The owner or agent for the owner agrees to refund full deposit if no other premises are available, and this lease shall be null and void upon such notification and refund. Owner or agent for the owner shall be held harmless.
12. CANCELLATION POLICY: Tenant may terminate this lease and receive back the rent deposit, less Ten (10%) Percent of total rental rate herein, for administrative expenses, if a written cancellation notice is received by owner or agent for the owner at least sixty (60) days before the arrival date. If after 60 days of arrival date all deposits will be kept by owner.
14. This Lease Agreement shall bind and inure to the benefit of the respective parties hereto, their heirs, successors and assigns.

ADDITIONAL PROVISIONS
· By signing, tenant acknowledges that NO SMOKING is allowed inside the house
· Tenant acknowledges that all trash must be removed from house AND PROPERTY (including cigarette butts outside and beer cans!), and placed in specified trash can outside.
· DOGS MUST BE LEASHED OUTSIDE AT ALL TIMES
· Jacuzzi cover must be secured when not in use at all times.
FAILURE TO COMPLY WITH THESE HOUSE RULES will result in total or partial forfeiture of tenant’s security deposit. Owners will charge tenant exact dollar amount necessary to restore the house and grounds to proper condition.
